Real Estate Specialist:

Primary Role:

  • Provide guidance and assist sellers/buyers in marketing/purchasing property for the right price under the best terms
  • Determine clients’ needs and financial abilities to recommend solutions that are suitable to them
  • Oversee negotiation process, consult clients on market conditions, prices, & mortgages establishing an agreeable and honest dealing
  • Perform comparative market analysis to estimate properties’ value
  • Display and market property to possible buyers
  • Prepare necessary paperwork
  • Maintain and update CRM
  • Prospect daily via multiple methods not limited to social media, open houses, door knocking, cold calling, lead follow up. 
  • Cooperate with appraisers, escrow companies, lenders, other agents, admin, team leader and home inspectors
  • Develop networks
  • Promote sales through open houses
  • Remain knowledgeable about real estate markets and best practices

Qualifications and Attributes:

  • Proven working experience as a real estate agent or real estate salesperson
  • Track record of successful sales
  • Ability to work independently

  • Texas Real Estate license

Inside Sales Agent (ISA):

Primary Role:

  • Prospect for new clients on a daily basis from various lead sources
  • Respond to inbound leads from all internet lead sources, sign calls, and etc.
  • Schedule appointments for Listing and Buyer Specialists
  • Input/manage client & lead databases
  • Conduct lead follow up & nurture leads until appointments are set

  • Practices, memorizes, and internalizes scripts
  • Ability to block out distractions and listen intently to the conversation that is occurring

Activities and Duties

  • Set weekly goals
  • Track activities
  • Measure conversion ratios and meet performance benchmarks
  • Set up time blocks for activities designed to reach goals
  • Attend training and establish role-play partners
  • Willing to be held accountable for goals & results
  • Call past clients and your sphere of influence to ask for referrals
  • Manage contact database system
  • Manage 50+ new leads each week & work existing leads to convert into buying/listing appointments.
  • Practice, memorize and internalize scripts at least 1-2 hours/week.
  • Prospect for new clients on a daily basis 1-2 hrs/day.
  • Do 5-10 hours of lead follow-up per week.
  • Make 50 to 100 contacts per week calling on:
    • Expired Listings
    • FSBOs
    • Sphere of Influence
    • Past Clients
    • Just Sold & Just Listed Properties
    • Open Houses
